Seven Tips To Save
You Money Before Building

newnham constructions money saving

1

Consider Your Land
While a sloping, uneven block of land usually costs less to buy, it also usually costs more to build on. However, there are many builders highly experienced in building on sloping blocks such as Newnham Constructions. And let's face it, that sloping block may be in the perfect position for your new dream home.

2

Large Parcels Of Land
Some of the most appealing parcels of land for your dream home are probably a lot larger than you may need. See if you can buy a large parcel of land with a friend or family member, this way all the costs can be split into two. The key points to making this work and being cost effective is to make sure your agreement and purchase is in writing and you don't mind having the other party as your neighbour.

3

Stock Plans Over Custom Plans
Like many builders, Newnham Constructions has a range of stock plans that will save you money on your new home build. Choosing a stock plan over a custom-drawn plan can result in big savings in the total cost.

4

Have A Realistic Budget
Set yourself a realistic budget so you know what you can afford and have to work with. Also allow some room for the variables in your budget. The general rule of thumb is, add 20% to your budget to allow for unexpected or fluctuating costs.

5

Monitor Construction Process
Building your dream home means you should be getting what you want and are paying for. If you and your builder agree to use a specific type and brand of solar water heating don't accept a lesser brand or quality without a cost adjustment. It pays to monitor the construction process.

6

Be Practical, Needs Against Wants
While it is your dream home, you also need to be practical and build within your budget. Do you really need that fifth bedroom if there are only three of you, or a three- car garage if you only have two cars? If you want those types of things for extra storage space, put a storage shed on your property. It's cheaper than another garage that you'll hardly use and you can use the savings towards other things you really want in your new home.

7

Get a quote in writing
Building a home does come with a lot of variables that you and even your builder cannot control. Some of those variables are rising costs in materials, labour, government and council fees. However, do not let those put you off. Based on our experiences, many of our clients have built homes that actually come in under budget. So as long as you have a written quote or estimate to work with and add 20% to that estimate, there's nothing to stop you building the home of your dreams.
